Serving the Lake Travis Area
The Lake Travis corridor - Lakeway, Bee Cave, Spicewood, Lago Vista, and Jonestown - is the Hill Country at its most beautiful and most challenging for indoor air quality. These communities sit on or near Lake Travis, surrounded by dense Ashe juniper and live oak canopy, on limestone terrain that generates fine mineral dust with every new construction project. The combination of lake-driven humidity, cedar pollen, limestone particulate, and homes with complex multi-zone HVAC systems creates air quality challenges you simply do not find in flat suburban neighborhoods.
Many homes here are custom-built on hillside lots, meaning longer duct runs, more complex routing, and HVAC configurations that were designed for the specific geometry of each home. A Ranch at Rough Hollow home is a completely different system than a tract home in Pflugerville - and it needs a technician who understands that. We see homes in this corridor with 3-4 zone systems, ductwork routed through crawl spaces under cantilevered sections, and air handlers installed in closets on the second floor of hillside builds.
West Lake Hills has a different profile entirely - older homes (median build year 1988) with ductwork that has been in service for 30-40 years. Lake Austin humidity drifts into these hillside homes and combines with aging ducts to create moisture problems that newer homes avoid. The Eanes ISD area is some of the most expensive real estate in Austin, and the HVAC systems in these homes need maintenance that matches their value.
Our Services in Lake Travis
Musty Smell in a Rough Hollow Lakefront Home
A homeowner in Lakeway's Rough Hollow community called about a persistent musty smell coming from their vents every time the AC kicked on. Two previous companies had cleaned the ducts but the smell returned within weeks. Our inspection found the root cause was not in the ducts at all - the evaporator coil inside the air handler had heavy biological buildup on the back side, invisible without pulling the coil. Lake Travis humidity was feeding it constantly. We cleaned the coil, treated the drain pan, and installed a UV-C light system in the air handler. The smell was gone permanently. This is a pattern we see in lakefront homes - the ducts are the symptom, but the coil is the source.
