Any home renovation (drywall dust, sawdust, paint particles). Moving into a previously occupied home (you do not know the history). Water damage or flooding (moisture in ducts promotes biological growth). Pest infestation treatment. Fire or smoke damage.
For renovations, wait until all construction activity is truly finished before scheduling the cleaning. That includes builder punch-list items, touch-up painting, and any remaining trim work. We have seen homeowners clean their ducts during a remodel only to have more drywall dust enter the system the following week when the contractor came back to finish a closet.
How to Tell If It Is Time
Remove a vent cover and look inside with a flashlight. If you see visible dust coating the duct walls, it is time. Other signs: dust accumulates on surfaces faster than usual, musty odor when the system runs, allergy symptoms worsen indoors, or you see particles in sunbeams near vents.
The return vent is the best place to check because it collects contamination fastest. It pulls air from the entire room, dragging in dust, pet hair, and any airborne particles. If the area behind the return vent grille is caked with buildup, the rest of the system is in similar condition. You can also pull out your HVAC filter and look at the back side - if it is heavily loaded after just a few weeks, your ductwork is likely pushing debris toward the filter faster than normal.
